Business Profile:

The founding directors of Courts Express have over 35 years combined experience in the real estate industry. This experience exposed the necessity for the establishment of a Express Document delivery service catering specifically to the Real Estate Industry, hence, the birth of Courts Express.

Since founding Courts Express in 2016, the management team have been refining and streamlining their services and activities for the real estate industry to provide a seamless, cost effective, time saving, safe and secure express document delivery service. Courts Express is a company that prides itself on listening to client’s feedback.

This has resulted in Courts Express expanding its core services to offer wider range of tailored services for the real estate industry such as:

  • Safe, Secure, Express, Court Document Transfer – Agency to the courts – back to the agency.
  • Collection and delivery of all documents associated with Management Transfers between Agencies
  • Collection and Delivery of Contracts for Execution purposes
  • Delivery and transfer of Keys and remote controls – Agency to agency or agency to tenants
  • After Hours Emergency Phone service for tenants – arranging for tradesmen to undertake emergency repairs etc

Courts Express has a 24hr online lodgement portal allowing clients to lodge pickups at any time. The following are the cut off times:

Online lodgements made before 2pm will be collected and lodged the next business day. Extra fees and charges apply to any express last minute needs that may arise and will be confirmed upon confirmation from Courts Express.

Courts Express shall also be providing a “After Hours Tenants Emergency Service” to agencies – It will be a monthly charge of $99 (incl GST) – Response to calls, arranging for emergency repairmen and/or repairs and written reports to the agency will be charged at $16.50 (incl GST) per call received.

How to use our service

1: QCAT TRIBUNAL

Document Collection & Lodgement

PART A:

  • Complete your Tribunal hearing application
  • Attach all supporting documentation and photographs as required by

QCAT

  • Ensure you have a copy for QCAT, a copy for your office and a copy for
    each of the tenants listed on the subject lease
  • Attach payment to QCAT for the application fee – A “not negotiable”
    crossed cheque is the preferred form of payment

PART B:

  • Complete the Courts Express Work Order
  • Email the work order to admin@courtsexpress.com.au
  • Leave the entire file at your reception desk for collection the next day

PART C:

  • Your “Courts Express Rep” will collect your documents, from your reception desk, the day after the work order is received
  • All your application forms and supporting documents will be placed in the hard cover wallet together with your company or property manager’s business card (refer to image)
  • The hard cover wallet and the contents are placed in the secure plastic “Courts Express” bag and sealed
  • Your “Courts Express Rep” shall then place a sticker on the bag identifying the court destination for lodgement
  • Your receptionist shall sign the work order confirming the documents have been collected by the Courts Express Rep with the date and time of collection.

PART D:

  • The next day the documents are delivered to the Courthouse
  • The Courts Express bag is opened, stamped received and a copy is given back (for return to your Agency)
  • The fees are receipted and a copy of the receipt is attached to your copy.
  • Your Courts Express Rep shall take a photo of the receipt, as well
    as the stamped front page of the application, and email it to the relevant Property Manager.
  • The Court Express Rep shall sign the work order to confirm the documents have been received
  • Your hard copy of the documents and the receipt will be returned to your office within 48 hours of Lodgement
  • Your office representative needs to sign the work order to confirm the documents have been returned and received.

A few points to remember: QCAT applications will be collected on normal Monday to Friday business days only. All applications and documents are guaranteed to be delivered the very next business day. Documents requiring “same day delivery” shall attract a extra charge. The hard copy of the Agencies lodged, stamped and receipted documents will be returned to the office within 48 hours of lodgement.

2: MANAGEMENT ACQUIREMENT

Files, Key & Remotes – Collection & Delivery

  1. Complete your Courts Express Work Order – Management Acquirement
  2. Please attach to your work order a copy of your “Letter of Instruction” to the Agency the Management is to be acquired from and any other letter or document you think may be required.
  3. Email this information to admin@courtsexpress.com.au

A few points to remember: Management Acquirements will be collected on normal Monday to Friday business days only. All Management Acquirement will be collected and delivered to your office on the same day

3: After Hours Hotline

Court Express also offer a after – hours call service for tenant emergencies. A small monthly subscription applies to this service as well as a fee for each call and written report.

Emergencies such as water leaks, flooding, electrical issues, plumbing problems, glass breakage, lockouts, security and storm damage are all classed as emergencies.

All calls received are logged and a written report supplied to your agency prior to the start of the next business day.
